New condominiums coming to Jeff Davis

What is all the hoopla about?

As you ride down Jeff Davis Drive, there is something new happening every day at the old Jeff Davis Apartments at 520 North Jeff Davis Drive and the adjacent property at 530 North Jeff Davis Drive.

What is going on is the redevelopment project converting the former Jeff Davis Apartments into the new Jeff Davis Intown Condominiums. Reclaim, restore and revitalize that certainly is what developer Alex Thompson has done with this property.

There will be 68 units total at Jeff Davis Intown Condominiums and they will be completed in two phases.

Phase I is the total renovation of the existing 40 units. The progress of the before and after catches your attention each day.

The 40 units in Phase I are totally new construction and materials, with the exception of the outer brick walls and limited internal framing. Everything else is new, including roofs, 90 percent of the interior walls, front elevations, insulated windows, doors, all sheetrock, HVAC, plumbing, electrical, flooring, cabinets and appliances. Two-hour firewalls have been added between units. There are 16 townhouses facing Jeff Davis Drive and 24 flats in the interior at the new street address Intown Place.

This entire property is in the city limits of Fayetteville and is part of the Main Street District. It has been rezoned as a redevelopment project and it follows the guidelines of a Main Street Project. This includes such enhancements as brick sidewalks facing Jeff Davis Drive, park benches with lamplights, a park at the north corner of the entrance and extensive landscaping. The existing buildings are brick, as will be the new buildings.

The townhouses facing Jeff Davis Drive take on a Savannah row house look with features defining the individual units and decorative fencing for additional distinction. From the existing floor plan we now offer three variations.

The first is The Dogwood; it features floor space addition in the form of a sunroom, more and bigger closets, larger master bedroom and bath, new second bath, powder room and attic storage. The second is The Dogwood I and it is similar except for the exchange of the sunroom for a one-car garage and even more space in the master bedroom. The Dogwood II is the original floor plan with new configurations of but no addition floor space.

All three floor plans feature hardwood flooring on the main level and nine-foot and cathedral ceilings on the upper level. All roofs were replaced with higher pitched roofs and there are three elevation plans to increase eye appeal. The townhouses will be further defined by the mixing of finishes and colors to the front facade of the building. There will be original brick, stucco and painted brick.

The flats are named The Magnolia and they have been reconfigured to best use existing space. The large and wasted hallway space had been added to increase the size of the living room and better use the kitchen space. The exteriors will include large front porches appropriate for sitting and enjoying the beautiful scenery, and the addition of a room at the rear of the unit. This space will be used by most as a dining room and by others as a sunroom or office.

All lower level flats will feature hardwood flooring throughout and the upper level flats will feature nine-foot and cathedral ceilings. All upper units will have exterior front steps, but the stairway entrance from the rear is covered.

The clubhouse is presently under construction and will be will be completed by February, prior to any homes being occupied. There is an existing pool which is being updated, and the clubhouse will include fitness equipment, which will be available when clubhouse is completed, prior to first occupancy. The separate main clubhouse space will be used as the sales office for Thompson & Company during the sales period. The clubhouse location is 10 Intown Place.

With winter just started, the changes will continue to spring forth each day with the new sidewalks, new entrance and sign, the paint and stucco additions to the front of the buildings, the shutters, fencing and the bricking of the sidewalks. But there will be a true blossoming this spring on Jeff Davis as the flowers bloom and grass turns green and Jeff Davis Drive shows off it new creation.

A property built in 1970. A home lived in by many. For some it was their first; for others, it was just for a short time; but it was a place loved by all. Updated and remodeled, it will continue to be a place called home.
