PTC approves small commercial rezoning for Ga. Highway 74 By JOHN
MUNFORD The Peachtree City Council has approved a commercial rezoning for a 2.35-acre tract on Ga. Highway 74 North near Wisdom Road. The developer plans to build two buildings on the property, which was rezoned from agricultural-residential to limited use commercial. One of the buildings will house a showroom for Dalton West Carpets and the other will be a multi-tenant building. As a part of the rezoning, several types of businesses can not be located on the site, including restaurants, gas stations, self-service storage facilities and convenience stores. Council also eliminated the uses of a hotel-motel variety, a radio or TV station, a newspaper publishing facility, a wholesale merchandise store and a trade school. The combined square footage of both buildings was also limited to a maximum of 19,000 sq. ft. as a condition of the rezoning. The property will be connected to Hwy. 74 with a right-in, right-out only driveway. At last week's council meeting, councilman Steve Rapson was the only member to vote against the rezoning. He said it strayed from the city's land use plan which called for the property to be developed as office-institutional. Rapson also noted that the Planning Commission's vote to recommend approval of the rezoning was split 3-2. City Planner David Rast said the limited use commercial zoning would provide a good transition between property to the north that is zoned office-institutional and property to the south that could eventually be zoned commercial. Rast said previous proposals for the property included a golf cart sales business, a tool rental facility and a mini-warehouse facility. The property is bordered to the east by the Fairfield subdivision. The developer plans to screen the buildings from residents there with a six-foot-tall privacy fence and a 10-foot wide area for additional landscaping. The proposal also includes the extension of an access road that would run along the property line that borders Fairfield. Josh Bonner, a representative of Dalton West Carpets, said both buildings on the property would have a multi-storefront appearance.
