Commission to take a look at 35 rezonings Monday agenda items part of land use plan update By JOHN
MUNFORD Earlier this year, Peachtree City's land use plan was updated by the Planning Commission. Now, the commission will consider rezoning 35 different properties to reflect the changes made to the land use plan. While some of the rezonings are aimed at designating recreation, park and school facilities as open space, others are aimed at changing properties now zoned general commercial to a limited use commercial designation. There are more restrictions on property zoned limited use commercial than property zoned general commercial. The city has notified all property owners of its rezoning proposals, and officials may decide to drop some of them, said City Planner David Rast. The matter will be discussed during a public hearing at the commission's meeting Monday night before the commission votes on any of the recommendations. The meeting begins at 7 p.m. The main reason for recommending properties being changed from general commercial to limited use commercial "is to get these parcels consistent with other parcels that are being used for similar uses," Rast said. Rast anticipates those property owners will contend a rezoning to limited use commercial on the theory it could diminish the value of the property. Among the properties under consider for a change to limited use commercial zoning are Aberdeen Woods Conference Center on Aberdeen Parkway and several office buildings on Commerce Drive. The clubhouses at the Flat Creek and Planterra Ridge golf courses might also be rezoned LUC, along with two day care facilities that are currently zoned for residential use. The proposed rezonings also include a number of city-owned property including parks and recreation facilities which would be rezoned to open space. Included in these are the South 74 baseball and soccer complex, the Meade Field softball complex, Big Pine Park at Boxwood Court and Sweetgum Road, Log House Park on Cabin Gate, Smokerise Park at Smokerise Trace and Smokerise Point, Stoneacre Park off Stoneacre Curve and Ardenlee Park off Ardenlee Parkway. Other city-owned property that would be rezoned open space includes the Satterthwaite and Weber fire stations.
