PTC council denies two requests to work in Flat Creek flood plain

Three lots in the Wilshire Estates subdivision off Ga. Highway 74 south in Peachtree City are undevelopable because the actual flood plain from Flat Creek extends further onto the lots than the developer originally thought.

Centex Homes wanted permission from the City Council to conduct minor grading activities in the flood plain of all three sites so the lots could be made large enough. But at Thursday's council meeting, council voted against the plan for two of the lots and tabled consideration of a plan for the third lot.

Mayor Steve Brown said the city could possibly consider a setback variance for the third lot to create enough room for the home, and council instructed city staff to work with Centex officials on the matter.

Andy Jones of Integrated Science and Engineering said the mistake was made by the previous engineering firm on the project which used the flood maps from the Federal Emergency Management Agency when the subdivision was designed. The error wasn't discovered until a survey was performed, Jones said.

Councilman Steve Rapson said he didn't see any special circumstances for council to approve the requests.

"It's not the city's fault," said councilman Murray Weed.
