New plan for PTC luxury senior apartment complex approved

A revised plan for an upscale senior apartment complex off Peachtree Parkway at Crosstown Road was approved by the Peachtree City Planning Commission Monday night.

The plan features a new building design that will have less impact on the neighboring Village Park subdivision. Although an access drive off Village Park Drive remains in the new plan, the main entrance for apartment residents and service vehicles will be off Crosstown Drive.

"I really think this site plan is superior to the other one," said Planning Commission member Robert Ames.

The new plan was submitted after Ambling Development Company signed on to the project to replace Post Properties.

The 145-unit "luxury independent senior living" complex will include a dining hall, a gym and swimming pool, said Paul Morgan of Ambling Companies. The plan is for approximately 60 percent of the units to have two bedrooms while the remaining 40 percent would be one-bedroom units.

Once the 198,000 sq. ft. complex opens, it will be managed by Ambling Companies for approximately 30 years, Ambling representatives said.

While the plan includes 130 parking spaces, the commission asked Ambling officials to work with the city to identify more potential parking areas on the 10.9-acre site. Residents will have access to a shuttle bus also, Ambling officials said.

The three-story building will have a fourth story at the rear in the form of a basement, taking advantage of a drop off in the topography. The company plans to use that basement as a storage area for residents that might also accommodate golf carts.

Construction is expected to begin in the second quarter of next year. Crews will use the Crosstown Drive entrance as the main construction entrance.

The company has also agreed to perform maintenance work on Village Park Drive from where it begins at Peachtree Parkway extending to the end of the complex's property line. The road is privately owned by the residents of Village Park.
