Hotel, gas station on P&Z agenda

Proposals for a new hotel on the north side of Fayetteville and a gas station at Banks Crossing are on the agenda for next week's meeting of the Fayetteville Planning and Zoning Commission.

Developers seeking to build a Hampton Inn in the Fayette Promenade complex, behind the Kinko's and Hi-Fi Buys retail center, have asked the city for a special exception to develop the site under the current Highway Commercial (C-3) zoning. Site development plans have not yet been proposed.

City staff has recommended denial of the special exception because of the hotel's potential impact on the Pine Trail neighborhood just south of the site. The building would be three stories in height, with dusk-to-dawn lighting that cannot be screened from the residential area, and its 24-hour operation would make it unique in Fayette Promenade.

Kroger at Banks Crossing has asked for a special exception to develop and operate a fuel center between Taco Bell and the main entrance to Banks Crossing on Ga. Highway 85. Gas stations are permitted in C-3 zoning districts by special exception only.

Proposed hours of operation would be 5 a.m.-11 p.m. and there would be no convenience store, only a kiosk for customers to pay for gas. City staff has recommended approval. although not all of the required elements for the development plan have been submitted.

Other agenda items include:

* Development plans for the K & G shopping center on Hwy. 85.

* Elevation plans for Clairmont Building Four.

* A variance for 250 Millhaven Landing in the Lakeside on Redwine subdivision.

* A preliminary plat for Phase 3 of the Highland Park subdivision.

* A preliminary plat for Phase 4B of Fayette Pavilion.

* A proposed amendment to the city's Zoning Ordinance concerning area, yard and height both within the Main Street District and in the rest of the city.

* A temporary building at Fayette Promenade.
