LUC rezoning voted down by commission

A request for a limited use commercial rezoning for residential property off Ga. Highway 74 North in Peachtree City was voted down by the planning commission Monday night.

The applicant wanted to build two buildings on 2.35 acres near Wisdom Road; one of the buildings would house a carpet store showroom. The City Council will have the final say on the matter at a future meeting; the action from the commission is solely a recommendation.

Commissioners said they were disappointed some changes discussed at two previous workshop meetings weren't incorporated into the plan's design.

Of particular concern to the commission was a lack of buffering between the proposed development and the adjacent Fairfield subdivision.

Developers countered that the buffering issue was complicated by the city's request for an easement to create an access road at the rear of the property. But commissioners contended the buildings could have been reconfigured to solve the problem.

The company planned to install a 6-foot high privacy fence along the border adjacent to Fairfield with additional shrubbery to help screen the property.

Developers also agreed to limit the use of the second retail building by not allowing the use of a restaurant, gas station or package store in response to concerns from Fairfield residents.
