Two rezonings on tap for PTC Planning Commission Monday night By JOHN
MUNFORD The Peachtree City Planning Commission will consider two unrelated rezoning requests at its regular meeting Monday night at City Hall. One of the matters involves a residential zoning request off Ga. Highway 74 south and the other involves a request for limited use commercial zoning off Hwy. 74 north. Piedmont Properties is seeking to rezone 128 acres south of Falcon Field from industrial to single family cluster for a 124-home subdivision. When the original plan was unveiled several months ago, airport officials were concerned about the subdivision's proximity to Falcon Field, but developers agreed to put language in the property deeds so each homeowner would be aware of the proximity to the air strip. Although the property is currently zoned industrial, the city's previous land use plan update changed the anticipated land use to single family medium density because Flat Creek, which borders the property to the north, was seen as a natural boundary to distinguish the land from the industrial park, according to city officials. Marvin Isenberg of Piedmont Properties has told city staff that he has a contract with Bob Adams Homes to build the residential units. Bob Adams Homes specializes in homes designed specifically for seniors, which will hopefully minimize the proposed subdivision's impact on the local school system, according to city officials. The 128-acre tract is currently owned by Caroline Redwine Stephens and is referred to by city officials as the Stephens tract. When the plan first came up earlier this year, Peachtree City was in the midst of a 90-day moratorium for new subdivisions so the plan couldn't be considered. At the time, former Developmental Services Director Jim Williams said the property was the only land currently zoned industrial "That is potentially developable as anything other than residential." The request for a limited-use commercial rezoning is for a two-plus acre parcel off Hwy. 74 near Wisdom Road. Developers want to build two retail buildings there, one of which would serve as a showroom for Dalton West Carpets. No other tenant has been secured for the second building, however. The land is currently zoned for a residential use and borders the Fairfield subdivision, which was of significant concern to planning commissioners when the matter was discussed in a workshop at the commission's previous meeting. A Fairfield representative who spoke at that meeting said having a buffer between the homes and the stores is important. Some commissioners suggested that the extension of an access road to the rear of the parcel could be cut out in order to establish more of a buffer with Fairfield.
