Don't annex on Redwine, agree county and F'ville

Leaders from the city of Fayetteville and Fayette County are in apparent agreement over a recent annexation application.

The City Council considered a county objection to the proposed rezoning and annexation of 17 acres at Redwine and Price roads at last week's regular meeting, and Mayor Kenneth Steele announced that the city also was not in favor of the proposal. The council approved authorizing the mayor to send a letter to the county in that regard.

The site is currently zoned R-40 for single-family residential use in the county. The applicant, Greater Atlanta Construction Company, proposed a townhome development of no more than 72 units on the site, with a requested city zoning of R-THC, which city staff said was not compatible with the Future Land Use Map, which designates this property for low-density single-family residential development.

As is the city's standard procedure, the Board of Commissioners and Board of Education were officially notified of the annexation application via a letter last month from City Manager Joe Morton. The commission responded by letter Aug. 13, in which Chairman Greg Dunn stated county's problems with the plan.

"Fayette County objects to the annexation as presented by the city of Fayetteville because the proposed land use classification is not in agreement with the land use for this property as set out by the county's Land Use Plan," Dunn wrote. "Additionally, the development of the site in question, as proposed, will result in a substantial change in the intensity of the allowable use of the property. The proposed density far exceeds both the recommended density of the county and the city's current land use plans."

The application is currently before the city's Planning and Zoning Commission, and will continue through the process if the developers so desire, although the commission made it clear at last week's work session how the city feels about the project is its current form, Morton said.

The developers also have the option of going back to the drawing board and submitting another proposal, under the current R-40 zoning or in some other form, Morton added.

As for another recent annexation request, of about a half-acre zoned Highway Commercial for a convenience store at Ga. Highway 54 and Gingercake Road, the county stated in a letter that it had no objections.
