F'ville to consider annexing 53 acres

The Fayetteville Planning and Zoning Commission, in a special called meeting last week, recommended approval of the annexation and rezoning of three tracts which make up about 53 acres in the proposed south side master plan.

The requested zoning is Planned Community Development, which allows mixed uses. The total south side master plan calls for residential, office and retail uses of various sizes.

This particular portion is expected to include a Publix shopping center and a residential community. The commission suggested some flexibility with regard to the shopping center, which in this type of development would not allow a store larger than 33,000 square feet. It was pointed out that this Publix would be located across the street from a 54,000-square-foot Kroger at Fayetteville Towne Center and would have a hard time competing in the marketplace under such a restriction.

The residential portion of the site had hit a snag in earlier discussions because of the garages and driveways, which in PCD classifications are typically in the rear of the houses with alleyways. The commission decided to be flexible here as well, as the applicants showed ways that they thought various front, side and rear entries could be utilized.

Staff indicated that the project could be approved at this point with specifics regarding garages handled at the preliminary plat phase of the development. A motion was made in that regard, along with a recommendation that the Publix be of similar size to the Kroger. The motion passed unanimously.

The entire south side master plan which is more than a year in the making and includes input by developers, property owners, city officials and consultants takes into consideration nearly 400 acres with several different property owners. The land in question lies on the city's south side, east of Ga. Highway 85 along Ga. Highway 92, Jeff Davis Boulevard and Jimmie Mayfield Boulevard.
