A new look on Jeff Davis

A long-time Fayetteville apartment complex will soon be Fayette County's newest condominium complex, giving local residents another affordable option for buying a new home.

After a $2 million renovation, the Jeff Davis Apartments at 520 North Jeff Davis Drive will become Jeff Davis Intown, the second condominium offering in the city from Alex Thompson of Thompson & Company.

Thompson unveiled Bay Branch Condominiums last year just off Ga. Highway 54 on the east side of Fayetteville, and the entire complex is nearly sold out. Eight units remain, ranging in price from $127,200 to $150,900.

These homes have proven very popular with first-time home buyers seeking value and lower prices than other homes in the area, as well as empty-nesters looking for a lower-maintenance lifestyle.

Standard features at Bay Branch include a hardwood foyer, built-in microwave, fireplace with marble hearth, 9-foot ceilings, ceiling fans, garden tub in the master bath, walk-in closet in master and attached garage with door opener.

The kitchens have deep Kohler cast-iron double sinks and some units have garden windows in the kitchen. You will also find a window seat in some of the bedrooms in townhouses and upper flats.

Available upgrades include hardwood floors throughout, ceramic tile backsplashes in the kitchen, plantation blinds or custom finished basements.

Condominiums at Jeff Davis Intown will start at $129,900. Final floor plans should be available very soon, according to sales and marketing director Diane Reeves.

This is the first development in Fayetteville to be built under the city's new redevelopment district, which was created to encourage developers to renovate older properties in various stages of disrepair. If the developer makes certain financial commitments, and the property qualifies, the city offers special considerations not found in typical zoning classifications.

City officials have said recently that the Jeff Davis Apartments renovation is a win-win situation, as it will overhaul a complex in dire need of repair work, and boost the city's tax digest considerably by raising the value of the property. Under the redevelopment district, properties must use no more than 20 percent of the total units for rental.

Plans for Jeff Davis Intown call fo the townhouses that face Jeff Davis Drive to have a new façade with the Row House look, each unit specifically defined by different elevations and colors taking on their own personality and character. They will also have wrought iron fences and entrances.

Some units will have garages, while others have room additions. Nine-foot ceilings will be added to all upper level units or rooms. You will also find hardwood floors in most units and plantation blinds. The interior buildings will be upper and lower flats with room additions and front porches.

The two model homes will be ready by October.

Thompson & Company will use part of the clubhouse for its Sales Office. It should also be ready in early October. The clubhouse will overlook the pool area and have a fitness center for the residents.

Flowers and trees will be added throughout the property to include a park area with benches.
