Southside plan under council review By MONROE ROARK
The Fayetteville City Council has decided to take a few more weeks to consider proposed revisions to the city's future land use map regarding the southside master plan. The council voted Thursday night to table the issue, indicating that it will be considered in detail at this week's work session with a possible vote coming at the April 4 meeting. The plan which is more than a year in the making and includes input by developers, property owners, city officials and consultants takes into consideration nearly 400 acres with seven different property owners. The land in question lies east of Ga. Highway 85 along Ga. Highway 92, Jeff Davis Boulevard and Jimmie Mayfield Boulevard. The proposed changes to the future land use map would require approval by the Atlanta Regional Commission as well as the state's Department of Community Affairs, once the council approves a resolution sending the map to those bodies. Review by ARC and DCA would take about 60 days, during which time the city could work on a development agreement. The plan currently under review by the city, approved by the Planning and Zoning Commission last month, would give the city some 82 acres of additional open space and place high-density residential development in a central location, city planning director Jahnee Prince told council Thursday night. Community-commercial property has been replaced under the proposal with highway-commercial land, which means larger individual tracts but also fewer total tracts, Prince added. Developers have some concerns about a proposed 15 percent office requirement on commercial property, she said. Mayor Kenneth Steele said that he expects the council to spend a good deal of time studying the plan at the upcoming work session.
