Pavilion expansion under review

Two separate phases of Fayette Pavilion are the subject of annexation and rezoning requests currently under consideration by city officials.

Thomas Enterprises has requested rezoning from C-H Highway Commercial to C-4 High Intensity Commercial for Phase III, which consists of 53.55 acres off Ga. Highway 314. The future land use map calls for business park sues in this location, according to city staff.

The phase is nearing buildout and is consistent with the overall standards of other phases in the development, city staff said. A recommendation has been made to approve the requests for consistency of service delivery to the area, which is already served by the city's police and fire departments.

Phase 4-B, consisting of 5.14 acres on Ga. Highway 85 behind Rent-All, is currently zoned Highway Commercial and the request is to change it to C-2 Community Commercial. The development agreement calls for a road to be constructed connecting with Phase 1, behind Publix, as well as Phase 4-A.

In that phase, development plans have been submitted for Johnny Carino's, an Italian restaurant. That, along with the other requests, is on the March agenda of the Fayetteville Planning and Zoning Commission.
