Changes to PTC land use plan approved by commission; will be forwarded to City Council By JOHN

Recommended land use changes for certain tracts and subdivisions on Peachtree City's land use plan have been approved by the Planning Commission. The changes will be forwarded to the City Council for approval at an upcoming meeting. Most of the changes were of the housekeeping nature, such as changing athletic fields and recreation centers from an open space land use designation to the recreation designation. The city's privately-owned golf courses, however, will remain under the open space designation; city officials had considered changing the courses to a recreation designation but later dropped the idea after considering that could allow golf courses to be redeveloped for other recreational uses. Other housekeeping changes included changing the land use designation for already-built subdivisions which turned out to have a slightly different land use according to the way they were designed. One significant land use change was for undeveloped property located at the former entrance to the Wynnmeade subdivision. That land is currently the subject of a rezoning application from Piedmont Properties, which is requesting it be rezoned from residential to general commercial. The current land use designation for that property is commercial, but officials have recommended returning to its previous residential land use designation: single family, medium density. The commercial designation for that property was approved the last time the city updated the land use plan with the idea that it could be used with a limited use commercial zoning, not a general commercial zoning. Jim Williams, the city's director of developmental services, told the Planning Commission that the change is necessary to prevent a type of "strip commercial use" on the property. Williams noted that the city plans to build a cart path bridge in the area that could connect to that property. "It has always been planned and zoned for residential (use)," Williams said. Also on the west side of Peachtree City, Williams recommended changing the land use for the Line Creek Baptist Church site from community service to commercial. He said that the church, which is adjacent to the Home Depot/Wal-Mart sites that are now under construction, will likely be sold in the near future to RAM Development, which will turn the property into an outparcel of the Home Depot/Wal-Mart site. The Planning Commission also agreed to recommend a change for an undeveloped tract near the recycling center on Rockaway Road off Ga. Highway 74 South. The land, known as the Stephens tract, was changed from single family medium density to single family cluster so the developer can create more open space in the layout of the subdivision. The Stephens tract is currently zoned for general industrial use, however, so it will require a rezoning to be developed as a subdivision. All four Planning Commissioners present approved the changes to the land use plan; Planning Commissioner Rich Schumacher was absent from the meeting.
