Bay Branch proves Fayette condo market is good

A year of brisk sales has just concluded for the developers of Bay Branch condominiums off Ga. Highway 54 just east of Fayetteville, but a few selections remain.

"It's been fabulous," according to Diane Reeves, who is in charge of sales at Bay Branch. Of the 68 total units either completed or now under construction, a total of 10 are still available in three different floor plans: Millhaven, a three-bedroom, two-and-a-half-bath townhouse; Woodcliff, a two-bedroom, two-bath first-floor unit; and Hiltonia, a three-bedroom, two-bath upper level unit. Prices range from $121,900 to $145,900.

The names for the various floor plans, along with the Bay Branch name itself, come from familiar names in Screven County ineast Georgia, where developer Alex Thompson grew up. Several people inquiring about the Fayetteville condos have recognized the names and asked about a possible Screven connection.

Thompson has lived in Fayette County since 1978, and he founded Thompson & Company in Fayetteville in 1984 to do business in real estate and real estate finance. He began developing and building in 1993.

He is a past chairman of the Fayette County Chamber of Commerce and has been involved through the years in other local civic activities.

Reeves said that residents have repeatedly expressed their satisfaction with some of the more obvious benefits of condomimium living, such as the lack of maintenance normally associated with owning a home.

Homeowners association dues run $123 per month, and that includes water, sewer, garbage, exterior building insurance, exterior building maintenance, yard maintenance, and a termite bond.

"You're insured from the sheet rock in," said Reeves. "It really helps you manage your monthly home living costs."

The Bay Branch development will be completed when the last of the units now under construction is finished. But in light of how well these have sold, Reeves said Thompson & Company is looking into other opportunities in the area.
