Questions can help with home search

According to broker Gary Marshall of Assist 2 Sell Buyer and Seller Realty Center, there are nine questions you need to ask yourself to determine if you need a Realtor to help you buy a home.

Do I have enough time to research the residential housing market?

Do I have the knowledge to integrate and understand the information available to me?

Can I integrate the information available on real estate Internet sites into useful data that will help me buy a home?

Do I have the expertise to negotiate on my behalf?

Do I have the ability to find a qualified home inspector?

Do I have the time to research the home-loan programs available on the market?

Do I have the time to interview mortgage loan officers?

Do I have the time and expertise to target-market the type of home I want to purchase?

Do I know the zoning regulations and building codes pertaining to residential real estate in the area where I want to live?

If you answered no to any of these questions, you are not alone. Most buyers don't recognize the amount of time it takes a real estate professional to find a home for t hem because so much work goes on behind the scenes.

If you determine that you need to use a Realtor in your home search, you may want to look for a Realtor with the Accredited Buyer's Representative designation to represent you.

The ABR designation, the benchmark of excellence in buyer agency service, demonstrates to clients that the agent has taken steps to continue his or her education in the field of buyer representation and has proven experience and training to deliver ethical and professional service to real estate buyers. Agents who have the ABR designation must take a comprehensive two-day course in buyer representation and pass a written examination.

"The home buying community can enjoy the confidence and security that comes from knowing they are working with a real estate professional who represents that whenever they see the ABR designation," said Marshall.

As a value added service, Assist 2 Sell is making available to the public a free report entitled "Buyer's Agent Why Every Home Buyer Needs One." Call Assist 2 Sell at 770-487-9195 and they will get the report right out to you.
