Brooks seeking new subdivision next to Whitewater

Having failed in an earlier attempt to add 125.7 acres to the Whitewater Creek subdivision, owner Robert Brooks and developers Cypress Development Inc. are returning with a request for a 56-home stand-alone subdivision.

The Fayette County Planning Commission Thursday will have a preliminary discussion of the request to change the property's zoning category from A-R, which requires a minimum of five acres for each building lot, to PUD-PRD, a flexible planned unit development category that allows mixed lot sizes and creative layout of the subdivision.

This won't be a public hearing that's scheduled for Dec. 6. It's a pre-recommendation meeting required in zoning regulations.

There are some changes from Brooks' previous request, and the county planning staff is recommending approval of the rezoning.

Brooks had asked for more lots in his previous request, and has redesigned the subdivision, relocated the proposed amenity area, provided for two round-abouts and "quite a bit of open space," said county Zoning Department director Kathy Zeitler.

The land fronts on Redwine and Bernhard roads.

During the meeting Thursday, the Planning Commission also will consider a preliminary plat for Adams Park subdivision, 12 homes on 26.4 acres on Adams Road. Since the property is already zoned for the proposed subdivision, the discussion will be merely a technical review, not a public hearing.

Proposed amendments to the county thoroughfare plan also will be considered, reclassifying Antioch Road between Woolsey-Brooks Road and Lake Horton from a "collector" street to a "local" street. The Planning Commission's recommendation will then be considered by the County Commission Nov. 8.

This Thursday's Planning Commission meeting is at 7 p.m. at the County Administrative Complex.
