CVS could be first tenant at Lexington Circle

Lexington Circle, the commercial element of a mixed use development underway on Highway 54 East in Peachtree City at Walt Banks Road, may soon lock in its first major tenant.

CVS Pharmacy has expressed an interest in locating there and company officials have been revising that plan informally with city staff. The plan was brought to the Planning Commission's attention during a workshop at its meeting Monday night.

Store officials originally submitted a plan for the store to be located well off the main entrance road to the complex. But that development was approved with a different concept: buildings located right up against the street with parking behind the buildings, said Jim Williams, the city's director of developmental services.

City Planner David Rast said the commercial developer, Metro Development from Atlanta, has expressed a willingness to change the plan as long as the commission was okay with the change; the commission has not yet been formally presented the plan for the building.

Williams said the outcome of the CVS store is crucial since it will be the standard for other commercial developers in Lexington Circle.

The zoning approved last year by the City Council limits the amount of retail space to 137,000 sq. ft. It also caps the maximum size of a retail store at 50,000 square feet.

A number of other commercial buildings in the development will have loft-style residences on top. Including the lofts and townhomes, there will be up to 160 residential units in the commercial complex, which was included in the Limited Use Commercial rezoning for the property.

The plan for Lexington Circle was originally designed by a planning firm hired by the city. It has been tweaked since then by the developers, however.

Construction in the adjacent subdivision is already underway, according to Bob Adams of Bob Adams Homes.
