Southside master plan sent back to P&Z commission

Possible revision of Fayetteville's land use map for the proposed southside master plan is scheduled to be discussed at Tuesday's work session for the city's Planning and Zoning Commission, at 7 p.m. at City Hall.

The Atlanta Regional Commission has deemed the proposal a major revision, which means that it must be reviewed by that body as well as the state's Department of Community Affairs, according to city staff. Because of this, the City Council continued its public hearing last Thursday night on the matter to November.

If the commission completes its review, the council can conclude the public hearing at its Nov. 1 meeting and adopt a resolution to send the plan and any public comments to the ARC for review. Comments from the ARC and DCA should be returned to the city within 60 days, after which time the council can adopt the revisions to the land use plan.

The entire area under the proposed master plan consists of 393 acres, 50 of which would have to be annexed into the city. That issue is on hold until the matter of the land use plan is resolved.

Other Planning and Zoning Commission agenda items for this month include:

A variance request for Fenwyck Commons regarding area, yard and height requirements. The applicant wants to reduce the setback from the required 30 feet to 23 feet.

Development plans for Azalea Estates assisted living facility, which is proposing to add eight living quarters to the existing units.

Development plans for West Georgia Underground on First Manassas Mile Road, site of a proposed 4,000-sq. ft. warehouse/office structure and paved storage area for Ferguson Enterprises Underground Utilities.

Elevation plans for BP Oil Company at 744 North Glynn Street.
