Planners eye 79 homes on 124 acres on 85 south

A proposal for 79 homes on 124.4 acres on Ga. Highway 85 south at the end of Christopher Drive is on the Fayette County Planning Commission's agenda for Thursday.

County zoning staff recommends that the Planning Commission and the County Commission deny the request to change the property's zoning category from A-R, which requires that home lots be a minimum of five acres, to R-55, which allows one-acre lots.

"Given the proposed density, the request for rezoning from A-R to R-55 is not in keeping with the Fayette County land use plan," says the staff's analysis.

According to the analysis, the property is bordered by 42.7 acres on the north, zoned A-R, 25 acres on the west, also A-R, a subdivision with two-acre lots on the south, and another A-R parcel, 35 acres, on the east.

Developer Michael Faulkner, acting as agent for owners Cathryn Stephens, Deborah Williamson and Elizabeth Stanley, is expected to make the case for the rezoning Thursday.

Commissioners will meet at 7 p.m. at the County Administrative Complex.

Also on the agenda will be proposed amendments to subdivision regulations, requiring that developers present digital copies of subdivision final plats, compatible with the county's Geographic Information System.

Only hard copies have been required in the past.
