Southside plan discussed

The Fayetteville Planning and Zoning Commission heard an update Tuesday night from developers of a proposed multiuse development for the south side of the city.

A representative of the property owners told the commission that the plan is being brought before the city for a review of the various land uses involved before specific requests for rezoning or annexation are officially made.

The proposed land use plan discussed Tuesday totalled 393.6 acres, stretching from the eastern edge of Ga. Highway 85 south over to Jeff Davis Drive. A mixture of office, retail, town homes and detached houses is suggested for the site, which would also contain about 23 percent open space according to the most recent map.

When completed, the property would feature an extension of the south Hwy. 92 connector from Jimmie Mayfield Boulevard to Jeff Davis, giving motorists an alternative thoroughfare on the southern end of town.

A number of city officials have said that they would prefer a village-style, mixed-use development under a single master plan to be used when the south side is developed.

It was stressed at the P&Z meeting that several features of the plan are a number of years away from being developed even if the plan were approved very soon, although a portion of the commercial and residential property could be done in a short time.

Another facet of the plan originally scheduled for discussion Tuesday was the rezoning request, as portions of the property now designated R-40 (residential), R-TH (residential-town homes) and O-I (office-institutional) would be combined in a single tract designated PUD (planned unit development).

That discussion was postponed so that the land use aspects can be discussed first.
