Firm plans 1,150 homes, golf course in Fairburn

The developers who created Eagles Landing in Henry County have set their sites a little farther south and plan to develop a golf course community in Fairburn.

City Council gave approval Monday night to a planned 900-acre development that will feature residential and commercial development, along with an 18-hole golf course.

The development will dramatically increase Fairburn's population and bring another golf course to the south side of Atlanta.

Killearn Development's David Williams told the council that more than 900 single-family homes are planned, along with 450 multifamily homes.

Nearly 172 acres of the property will be reserved for commercial development, but Williams said the commercial won't develop until many of the homes are occupied.

Williams plans to have a large grocery as the anchor store for the commercial development and said it would probably start being developed in the third year of the project.

The project, called Durham Lake, will use the existing Durham Lake as an intricate part of the golf course. Five holes will be on the lake with other water hazards scattered throughout the course. Golfers, though, will have to wait a while to play the course.

"It will probably take us a year to get the permit for the course from the Army Corps of Engineers," Williams said.

City planner Bill Johnston and City Administrator Tony Cox praised the efforts of the developers in answering any questions they posed.

Johnston said he recommended approval with a few conditions:

At least 27 percent of the homes would be 2,000 square feet, while the remainder would be at least 1,800 square feet.

The development would feature 25 percent open space.

There would be pedestrian access between the multifamily development and the commercial area.

Cox added that he was extremely impressed with the site plan for Durham Lake.

"They have a very good product," he said.
