P&Z approves restaurant, bank requests

The Banks Road corridor between Ga. highways 85 and 314 has new restaurants in the works, and one of those got development plan approval Tuesday night from the Fayetteville Planning and Zoning Commission.

Sonny's Bar-B-Q got approval of its development plan as well as a special exception for a drive-through window at its site, on the southeast corner of Banks Road and Hwy. 314, behind Eckerd and a short walk from Applebee's.

A representative of the developer said that construction is scheduled to begin this fall and the restaurant should be open before Christmas, weather permitting.

Chuck E. Cheese is also making plans for a restaurant on the same block as Sonny's, but that development plan was tabled Tuesday. The developers are working with city staff to iron out details for future approval.

Just up Hwy. 314 at New Hope Road, the proposed Bank of America site received development plan approval by the commission. The property was recently rezoned by the City Council for this use, with several conditions relating to landscaping, tree protection, architecture and privacy screening.

Also approved was the development plan for the Lafayette Center office building to be located at the corner of Brandywine Boulevard and Belle Drive, next to the Belle Chase apartment complex. Staff recommended approval with the condition that a five-foot concrete sidewalk be provided extending along the right-of-ways for Belle and Brandywine, and certain sewer line and engineering issues be addressed by the city's Water and Sewer Department.

Development plans were approved for the rebuilding of Fayette Family Dental at 105 Braxton Court in the Main Street District. That building was struck by lightning and suffered fire damage in 1999, and the dental office moved temporarily to another location on North Jeff Davis Drive.

The commission tabled a variance request from Scarborough/Rolader Development for a site on Hwy. 85 south now being used for placement of fill dirt excavated from the new county jail site. The variance would allow placement of a detention pond wall in the vegetative buffer adjacent to the Apple Orchard planned unit development, and the wall would be visible from two residential lots.
