Gas station request turned down

The Fayetteville Planning and Zoning Commission last week rejected a special exception request to allow a gas station and convenience store on an out-parcel of the Lowe's complex on Ga. Highway 85 in Fayetteville.

The developers proposed a Racetrac station with 20 gas pumps and a 3,952-sq. ft. store on the 1.9-acre tract, which is currently zoned C-4 (big box commercial).

Traffic, architectural and environmental concerns were raised at the commission's work session earlier this month, and the applicants submitted revised elevations for last week's meeting. But after further discussions, including such topics as the station's round-the-clock operation, the commissioners still were not satisfied with the requested use at that location.

With the denial of the special exception request, the development plans for the project, also on the agenda, became moot and were not voted on.

In other business:

ADC Recycling's development plans, for a vegetative debris recycling facility on 15 acres on First Manassas Mile Road, were tabled. The applicant decided this was the best course of action after being advised by the commissioners, who were not looking favorably upon the project at the time, that it could be brought up again next month if tabled.

Of particular concern to commissioners was the intersection of Bradford Square and First Manassas Mile Road, in front of Spring Hill Elementary School, and the road leading from it. The combination of a tight intersection, large trucks using the ADC facility and the overall poor condition of some of the roadway, for which some commissioners suggested the county needs to assume a great deal of responsibility, was enough to make the board hesitant to approve the request.

Revised elevations for Gold's Gym at 720 N. Glynn Street were approved. The owners propose to add three windows on the back of the building and install an additional entrance in the front.

Revised elevations for Wings & Things at 389 Fayette Place were approved. The owner wishes to add onto the facility, with a new open-air terrace on the south side of the building and a new game room in the front. Additional doors and other features will be needed to complement these changes.

Development plans for Cleveland Elementary School on Lester Road were approved. The City Council gave final approval to annexation of the site May 17. After the 800-student elementary school is constructed, a 1,200-student middle school is expected to be built on the same site at a later date.

Development plans and revised elevations for Fayette Family Dental at 105 Braxton Court were approved. The applicant has proposed adding 1,526 square feet to the current 1,400-sq. ft. building and extending the parking area to accommodate the added office space.

Rezoning from R-30 (single family homes on minimum 30,000-sq. ft. lots) to C-2 (commercial) for Louis Grech's property at 300 N. Jeff Davis Drive was approved. Grech wants to move his office to this site, which sits on the southwest corner of Georgia Avenue, and is expected to meet buffer and parking requirements should the rezoning be granted.

Rezoning to allow a Bank of America branch for Thomas Enterprises' property on the southwest corner of Ga. Highway 314 and New Hope Road was approved.

The land is currently zoned C-2 and R-30/planned unit development. R-30 allows homes on minimum 30,000-sq. ft. lots. The developer has asked that 1.45 acres of C-2 property be rezoned to O&I (office and institutional), along with 17,198 square feet of land currently under the planned unit development zoning.
