Setback issues hurt plans for new gas station

MUNFORD Plans to replace the old Pitts Service Station on Ga. Highway 54 in Peachtree City have been rebuffed by the Planning Commission. Planning commissioners acknowledged that the proposed structure would be an improvement over the existing facility. But in the end, Monday night's denial of the concept plan came down to following the city's setback rules. Green Oil Company wants to replace the current structure with a new 3,800 sq. ft. 24-hour gas station and a 960 sq. ft. car wash. The building, however, would violate setback regulations, which was the ultimate reason the Planning Commission voted to recommend denial of the plan to the City Council. The land is adjacent to Twiggs Corner Condominiums, and a representative of the residents there objected to allowing the new building to violate the setback ordinance. "It appears to me you're trying to fit a 300-pound man into a 200-pound suit," said Planning Commission Chairman Wes Saunders. Planning Commissioner Jim Finney asked about the possibility of removing the car wash building from the plans. But Green Oil representative John Cook said the project wouldn't be financially feasible without the unit. Cook had previously met with the Twiggs Corner association and issues were worked out such as regarding lighting at the new building.
