Office rezoning for Crabapple Lane, Hwy. 74 north denied

A request to rezone property bordering Highway 74 North and Crabapple Lane from residential to office-institutional has been denied by the Peachtree City Planning Commission. But the final say-so will come from the Peachtree City Council, which is scheduled to consider the request at its first meeting in May. Peachtree City Holdings had requested the rezoning of the 6.7 acre tract. The company has plans for developing a small office complex there. The land is currently zoned R-43 for residential single-family homes on sites of at least one acre. Several Planning Commission members said such a rezoning would result in spot zoning. Planning Commissioner Dennis Payton said the city has always followed the land use plan in its rezoning decisions. City development staff opposed the rezoning since the proposal did not mesh with the current land use plan. A nearby school and church have been developed, but it was never intended for office and commercial development to extend west of the highway, Jim Williams, the city's director of developmental services, wrote in a position paper. The rezoning was also opposed by several residents from the area, who claimed that the area has always been land use planned for residential purposes only. Some worried that traffic in the area would increase, and city officials contended that the intersection of Crabapple Lane and Hwy. 74 was redesigned recently solely for the purpose of handling traffic in the low-density residential area instead of for office or commercial purposes. Across Hwy. 74 from the proposed site is the Kedron Village retail center, including the anchor Kroger grocery store and other retailers.
