Crabapple Lane rezoning okayed by PTC Council

The Peachtree City Council has approved a rezoning for a subdivision off Crabapple Lane that will include 45 homes.

The move changes the zoning to R-43 for minimum lot sizes of one acre as opposed to the previous agricultural-residential zoning.

The subdivision will be developed by Jimmy Halligan of Hyland Developers. Halligan said that some land in the subdivision would be dedicated to the city for a park.

The subdivision will also be served by a septic system for each individual home, and Halligan has told the Planning Commission that he won't build a home on a lot that didn't pass a perc test.

The 45 homes represents a 78 percent reduction in the amount of homes that had first been proposed for the property last year in a rezoning request that was eventually denied.

"I'd like to say this one is 78 percent better," said councilwoman Annie McMenamin.

City staff will "work out" the details of a predicament involving the city's requirement for a 100-foot undisturbed buffer along Ga. Highway to be deeded to the city. Halligan has requested that he retain some of that land to go towards the "unit count" for the subdivision.

A variance could be sought to that buffering requirement, but the matter would have to be heard by the City Council.

New calculations by the Fayette County School System indicated that the subdivision will create 45 new students at Kedron Elementary School, 11 at Booth Middle School and another 11 at McIntosh High School.
