Crabapple Lane rezoning okayed by Planning Commission By JOHN

The Peachtree City Planning Commission will recommend that the City Council approve a rezoning off Crabapple Lane for a 45-home subdivision. The rezoning would designate the land R-43 for minimum lot sizes of one acre as opposed to the current agricultural-residential zoning. The council is scheduled to take the matter on its April 5 agenda. The commission heard the argument in favor of approval from Jimmy Halligan of Hyland Developers. Halligan said that some land in the subdivision would be dedicated to the city for a park. The subdivision will also be served by a septic system for each individual home, and Halligan agreed not to develop on a lot that didn't pass a perc test. The current concept plan for the subdivision, however, doesn't give the city control of a 100-foot buffer along Ga. Highway 54, and the commission will recommend that a variance for that not be granted by council. Halligan proposed that 50 feet of that buffer actually be owned by the individual owner of those lots adjacent to Hwy. 54. Director of Developmental Services Jim Williams said the rezoning proposal fits in with the land use plan for the area which calls for low density development. Because of the buffer dispute, planning commissioners Robert Ames and Rich Schumacher voted against the recommendation to rezone. New calculations by the Fayette County School System indicate that the subdivision will create 45 new students at Kedron Elementary School, 11 at Booth Middle School and another 11 at McIntosh High School.
