PTC planning commission to ponder rezoning request for subdivision near Crabapple Lane

MUNFORD A rezoning request for a 45-home subdivision off 43 acres near Crabapple Lane in north Peachtree City will be heard by the Peachtree City Planning Commission Monday night. Jimmy Halligan wants the city to rezone the property from its current designation as agricultural-residential to R-43, which calls for a minimum lot size of one acre and a minimum house size of 1,500 square feet. According to the application, Halligan plans to sell the homes for an average price of $350,000. The City Council is scheduled to take up the matter on its April 5 agenda. According to school system estimates, the rezoning will increase the number of students at local schools by 254 students, most significantly Kedron Elementary with a projected addition of 170 students. In the application for the rezoning, Halligan states the request is consistent with the land use plan for low- to medium-density residential development in the area. A nearby fire station will help provide public safety to the development, and Crabapple Lane can handle the additional traffic at the traffic light on Ga. Highway 74, the application states. A nearby subdivision is developed under R-12 characteristics, which calls for minimum lot sizes of 12,000 square feet. The application claims the rezoning request is consistent with that and other adjacent land uses. The application also states that land between Hwy. 74, Crabapple Lane and the water tower will be donated to the city to perhaps use as a park.
