New subdivision headed for Senoia

Senoia could soon see another subdivision.

The latest site for prospective homebuyers would be at the intersection of Ga. Highway 85 and Seavy Street. Planning Commission Cochairman Jack Merrick told the City Council Monday night that his board approved the rezoning of the property by a 2-1 vote.

The site is 42 acres and is being developed by MRC Development Company. Merrick said the developer wants the property rezoned from R-40 single family to R-20 single family residential open space development.

R-20 allows lots as small as a quarter acre, but requires the developer to set aside 25 percent of the land for green space.

Merrick said the Planning Commission did place several conditions on its approval of the rezoning.

Some of the conditions include:

The Senoia city attorney would review all covenants.

Additional house plans and renderings would have to be submitted by the developer.

Definition of all aspects of development and how enforcement will be imposed.

All lots would be a minimum quarter-acre.

Homes would have a minimum of 1,600 square feet.

Any paths in the subdivision would be available to all city residents.

Development will comply with all historic neighborhood overlay standards adopted by the city.

The matter now goes before the City Council March 27 for a public hearing at 7 p.m. at City Hall.
