Inverness subdivision approved for West Village area

A concept plan for the Inverness subdivision planned by John Wieland Homes for the West Village area of Peachtree City has been approved by the Planning Commission.

The subdivision, most of which is located in Peachtree City, will have no more than 350 units. The plan includes 110 townhomes, although the company has agreed to write provisions into the covenants that restrict using the townhomes as rental properties.

The plan also includes the donation of land to the Fayette County Board of Education for construction of an elementary school. Park and open space areas have also been incorporated into the design, which was one of the reasons listed for including the townhomes.

City Planner David Rast said at Monday's Planning Commission meeting that the current plan is an improvement over the previous versions. He also noted that one of the conditions of approval included having the developer conduct at noise and vibration study along with a noise abatement plan since the land is located so close to the CSX railroad tracks.

The developers have included areas on the plan for "tot lots" and preserved some vegetation also, Rast added.

Commissioners had several concerns about the project, including the possibility that the school system might not be able to use the site.

Dan Fields of John Wieland Homes said school officials have said they are ready to receive the site. The planned school site is located on land outside Peachtree City's limits, however.

Another issue was the timeline for completion of MacDuff Parkway so it can be hooked up to Ga. Highway 74. John Wieland Homes plans to extend the road, but phase that extension over several years.

Fire Chief Stony Lohr said having the access to Hwy. 74 was critical.

"The quicker it happens, the better," he said.

Keeping the subdivision from encroaching into wetlands was also an issue discussed. Fields said the company would comply with state regulations regarding wetlands.

Rast said those issues would be more closely addressed during the engineering stage.

The plan was approved unanimously. But if the Fayette County Board of Commissioners fails to approve it, the Peachtree City Planning Commission might bring the plan back for further study.

In other business, the Planning Commission approved a conceptual site plan for the Body Magic Auto Shop on Dividend Drive. The plan calls for a new 7,500-square-foot building that will need no additional parking. The entire parcel is 2.23 acres in size, and the new building would occupy a space that is currently used for parking.

The commission also tabled a concept plan for the Fitzgerald and Sons office/warehouse development on Auburn Court. The extension will allow the plan to be reworked by trying to cut down on the size of the paved parking area in the rear of the facility.
