Condos sprouting up in Fayette

Condominiums are on the rise in Fayette County and elsewhere, giving residents another option to apartment living and single-family homeownership.

"A condo is a good investment," said Beth Johnson of Century 21 Scarbrough Properties. "It's probably some of the most affordable housing available and will go up in value."

As an example, she cited a condo she now has listed in Peachtree City for just under $80,000.

A condo is not a single detached dwelling, and several can be located within a single building. But each unit is separately owned.

All condo units come with association fees, which cover outside maintenance and other shared expenses. In many cases, utilities such as water and cable television are covered by association fees, Johnson said.

For homeowners who travel often, such as airline industry employees and others throughout Fayette County, having someone else handle outside maintenance is a big advantage, she added, and condos are popular with the elderly for the same reason.

"Elderly people love them," she said. "It gives them a sense of security, and the value is there."

Condos have traditionally been smaller residents, more suited for single-parent families and couples without children. But more and more are being offered now with a lot of space and even with basements.

"In the past, if you got two bedrooms, that was good," said Johnson. "It's a family home now."

While she only has a single condo unit listed right now, she cited that as proof of their value.

"A lot of people can sell condos on their own," she said. "There's definitely a market for it."
