Crown River wins top land plan award

Crown River, a 171-acre master-planned community in Henry County, recently received 2000 Professionalism Award from the Greater Atlanta Home Builders Association for Best Land Plan in the Metro Atlanta region.

The award is the first ever for a community in Henry County, one of the nationís fastest growing counties in recent years. This is the 20th year that the GAHBA has presented the Professionalism Awards.

Developer Richard Krebs accepted the award, saying it was proof that developers can do what's best for the environment without sacrificing a profit.

Crown River has consistently been ranked among the top five best selling communities in Henry County since the community opened more than two years ago.

"We made a decision early on that we would work diligently to preserve the natural beauty of this land, and in particular, the communityís many trees," Krebs said. "We have been rewarded not only with professional accolades, but also with tremendous sales."

Krebs is president of Crown Properties, Ltd. and has been developing outstanding communities throughout Metro Atlanta for the last 28 years. In planning Crown River, one of Krebs' first steps was to hire Bill Bruce of Community Concepts in Marietta to design the land plan.

Bruce created a community with three independent neighborhoods in which no homeowner has to travel outside their own neighborhood to leave the community. The result is a community with exceptional feel and flow.

Working closely with Krebs, Bruce added parks, walking trails, sidewalks and, in the communityís most upscale neighborhood, a 20-acre nature preserve alongside Henry County's historic Big Cotton Indian Creek.

Finally, Krebs went a step further and committed to planting 700 maple trees along the communityís streets.

"This community just has so much going for it," said Dottie Wise, Senior New Home Sales Specialist for the Builder/Developer Marketing Group of Metro Brokers/Better Homes and Gardens, the company responsible for marketing the community. "Many of my sales have come from satisfied homeowners who have referred friends and family to us."

Another part of Crown River's allure is the community amenity area, which features a swimming pool, tennis courts, a pavilion and a children's playground.

Good schools also top many buyer's lists. Crown River is located in the new East Lake and Union Grove school district, featuring a three-school campus for grades K5-12.

The three neighborhoods of Crown River are: Parkview, with homes from $140s to the $190s; Woodridge, with homes from $190s to the mid $200s; and Riverwalk, with custom homes from the mid $200s to the $400s.

To visit Crown River, take I-75 to Exit 228 (Stockbridge Road - Highway 138). Go east on Highway 138, continue right at Wal-Mart on Highway/42 through Stockbridge. Turn right on Miller's Mill Road. Turn left on Highway155 North and right on Kelleytown Road. Turn right on Airline Road and Crown River is on the left - only 20 minutes from I-75.
