Bullard, Faulkner announce merger

Coldwell Banker Bullard Realty, already the largest Coldwell Banker franchise in Georgia, has expanded again through a merger with a Fayetteville-based firm, Joyce Faulkner & Associates Inc.

The merger was announced recently at a gathering held in the meeting room of the Fayette County Board of Realtors' office in Fayetteville. On hand were representatives from both the Bullard and Joyce Faulkner organizations, plus officials from Coldwell Banker Real Estate Corporation.

Joyce Faulkner & Associates has merged its operations into those of Coldwell Banker Bullard Realty, which has its headquarters in Jonesboro and other offices in McDonough, Peachtree City, Riverdale, Jackson and Newnan.

Michael L. Faulkner, the Joyce Faulkner firm's president/qualifying broker and the son of founder Joyce C. Faulkner, is joining Coldwell Banker Bullard and will have an office in Bullard's Peachtree City office. The sales associates from Joyce Faulkner & Associates will work from either the Peachtree City or the Riverdale location.

Michael Faulkner said the decision to merge with the larger organization was made to provide better service for clients and to provide his agents with more opportunities and access to additional marketing tools.

Even before the merger, Coldwell Banker Bullard was the largest and the oldest independently-owned real estate firm in the Metro South area of Atlanta. The company was founded in 1956, and with the 19 licensed sales agents brought in by the merger, its number of marketing agents rises to approximately 260. The company also has an administrative and clerical staff of 24 persons, whose purpose is to support the work of the agents.

Steve Bullard, owner and president of CB Bullard Realty, said, "We are very excited about the merger of Joyce Faulkner & Associates and Coldwell Banker Bullard Realty."

He told the Joyce Faulkner agents at the meeting, "We believe that the merger of these two companies will provide you with increased services along with the the same business philosophy you have been working with."

Noting that his company's franchise affiliation with Coldwell Banker two and one-half years ago "has really worked out well," he told the group that Bullard is the principal Cendant Mobility broker for the Metro South Atlanta area and has the largest relocation department on the Southside.

In addition, he said, the company has a real estate owned (foreclosure) department; Cendant Mortgage representatives in two offices and phone-in, call-in services in the other offices; a property management company; a builder services division; Bullard College for continuing education; and a large administrative and clerical staff to serve agents.

Also addressing the group were Rex Yoder, the Coldwell Banker Real Estate Corporation business consultant working with the Bullard organization; Jim Butcher, manager of Bullard's Builder Services Group, whose company merged with Bullard one year ago; and Dena Williams, a former Coldwell Banker Jim Butcher Properties agent who is now with Bullard's Henry County office.

Others on hand to answer questions for the Joyce Faulkner representatives were Jerry Nesbitt, managing broker of Bullard's Fayette County office in Peachtree City; Rick Rice, managing broker of Bullards Tri-County/Riverdale office in Riverdale; Jay Snowden, franchise development manager for Coldwell Banker Real Estate Corporation; Art Nyman, comptroller for the Bullard organization; Walter Krauth, manager of Bullard Property Management Co.; and Gail Wilson, Linda Scott and Doris Wagner, agents with Bullard's Fayette County office.

Joyce Faulkner & Associates was founded on March 1, 1989. Qualifying broker Joyce C. Faulkner had been in real estate since 1977 and was the top producing agent for the Fayette County Board of Realtors for the five years just prior to the opening of her own firm.

She became the second recipient of the Board of Realtors Phoenix Award recognizing 10 consecutive years as a multi-million dollar producer.

When she retired in 1995 because of illness, her son, Michael Faulkner, became involved in the company. He had been in mortgage banking for 13 years prior to his move into the real estate industry.

Michael Faulkner, a Fayette County High School graduate who holds degrees from Georgia Tech and Georgia State University, is the incoming president-elect of the Fayette County Board of Realtors. An Active Life Member of the Million Dollar Club, he is a candidate for the Certified Commercial Investment Manager (CCIM) designation.

He will continue to operate Faulkner Development Corporation, a residential and commercial development company specializing in age 55 Plus communities which is currently active in Fayette and Fulton Counties. The residential sales in Clairmont in Fayette County and Nassau Village in South Fulton will now be handled by Coldwell Banker Bullard.
