Big box store eyed
for Kedron center
The "big box" ordinance
hasn't even been passed yet, but already another large store may soon
unveil plans to come to Peachtree City.
A 140,000-sq. ft. building is part of a conceptual site plan for phase
two of the Kedron Village retail center that was submitted by Pathway
Communities. That's over twice the size of the Kroger store currently
operating in the center.
The entire phase two, which would be built on land south of the current
center, would encompass just over 184,000 square feet, according to Pathway's
plans. Another building is
slated for 30,000 square feet and shops will comprise the additional 14,000-plus
square feet.
Jerry Peterson of Pathway Communities told The Citizen Monday that no
agreements have been entered into with potential tenants.
At Monday night's Planning Commission meeting, Pathway attorney Doug Dillard
argued that since the plans were submitted before the big box regulations
could be acted on, the phase two plans for Kedron Village should not be
subject to those restrictions.
Dillard said Pathway and its predecessor, PCDC, "relied on assurances
from this government that it (phase two) would be allowed to go up."
Dillard asked the Planning Commission to rule
that the project wasn't subject to the big box regulations, which haven't
been voted on yet.
But City Attorney Rick Lindsey told the commission that it shouldn't make
an official decision on what property could be grandfathered in.
The phase two plans call for 713 parking spaces and a new stormwater retention
pond. An extension off the driveway from the current site would provide
access.
The proposal also calls for 150 feet of landscape buffering along the
row of Georgian Park and a 25-foot buffer along a creek at the western
boundary. The cart path would connect with the existing paths at the center
and on Georgian Park.
