Deer Pointe likely to be tabled again

Although work continues on the proposed Deer Pointe development on the west side of Fayetteville, no action by the city is expected this month.

Developer Bob Rolader is requesting annexation of 873 acres into the city for his plan, which includes 454 residential units spread around two large lakes. He has proposed donating the lakes to the city as a water source, along with 215 acres he wants to give to the city for permanent open space. The property is part of what is known as the Signa property.

The development plan is on the Fayetteville Planning and Zoning Commission's agenda for next week, and public hearings regarding the annexation and rezoning (to R-30 Planned Unit Development) are scheduled for Monday's City Council meeting, although council will not vote on either request until P&Z has ruled on the plan.

Rolader said Monday that the city is waiting for a few more pieces of information and his request will likely be tabled Tuesday by the Planning and Zoning Commission. The state's Environmental Protection Division is conducting a study on the quality of the water in the lakes, and a structual study also is being done on the dam situated on the property.

A draft of the proposed development agreement was presented at last week's Planning and Zoning Commission meeting, and Rolader said that he has no real problems with any of it.

The development agreement calls for Rolader to deed a suitable site along Lester Road to the city for a fire station, and for homes in the subdivision to be a minimum of 2,000 square feet.

The city also wants the developer to pay for the realignment and paving of Huiett Drive and provide a 50-foot buffer along Huiett Drive and Huiett Road. He also would pay for traffic signals and signs as needed, according to the current proposed development agreement.

If tabled next week, the plan would next be heard Sept. 12 by the Planning and Zoning Commission, with its voting meeting coming Sept. 26.
