NTB hopes to build on Lowe's out-parcel

When representatives of National Tire and Battery proposed a store next to Applebee's last year, the Fayetteville Planning Commission told them they liked the design of the proposed store, but the location was wrong.

NTB is back, asking for approval to build their tire and auto repair center on an out-parcel of the new Lowe's home improvement store on Ga. Highway 85 north.

The Planning Commission will vote on the plan Tuesday in its monthly business meeting, 7 p.m. at City Hall.

During last week's work session, commission members gave some positive feedback. “This is a far superior location to the one originally proposed,” commission Chairman Myron Coxe told NTB's Jim Cross. “You were listening to the concerns expressed by the commission.”

With minor modifications to the building to address concerns of the city planning staff, the company's development plan is expected to be approved next week.

Also on the agenda will be:

A rezoning request from Dell and Jimmy Walker for a home at 555 Grady Ave., across from Bradford Square. “I'd like to see an office put there if possible,” said Dell Walker during the work session. But commissioners and staff didn't like the idea. “It's an area that's supposed to be residential,” said planning director Maurice Ungaro.

“I tend to agree wholeheartedly,” said Coxe. “This constitutes spot zoning and is in variance to the land use plan.”

The Planning Commission's recommendation to approve or deny the rezoning will go to the City Council for discussion April 3 and a vote April 17.

Development plans for two additional office buildings in Bradford Square office complex. The buildings would occupy vacant lots at the center of the complex, which stretches along Bradford Square from Grady Avenue to First Manassas Mile Road.

Gene Barber's request for an exemption from the city's ordinances governing impervious surfaces for an addition to an industrial park on Robinson Way.

A site plan for the 11,200-sq. ft. building proposed for the property was approved in 1995, but that approval has since expired. Meanwhile, city requirements have increased. Barber is asking the commission to use the standards in place in 1995 to judge his proposed building.

A request for a similar variance from Houston “Sonny” Rozelle for a 9,200-sq. ft. office building on Commerce Circle. Rozelle is asking that the required buffer between the site and Greenlea subdivision next door be reduced from 40 feet to zero., to be replaced by a fence and planted berm.

Development plans for Jan Trammel to use an existing home on North Jeff Davis Drive as an office. Situated between Georgia Avenue east and Fenwyck Commons, the property was rezoned for office use in October 1999.

Development plans for a proposed 10,800-sq. ft. building on Kathi Avenue for ABC Pediatrics. The land is zoned C-1 (commercial).

A variance to allow a narrower lot for a proposed 1,200-sq. ft. home on lot seven of the Jefferson Heights subdivision. Chuck Clanton Homes is asking to reduce the side setback from 15 feet to ten feet. Owner Chuck Clanton said existing homes in the neighborhood have setbacks as small as five feet.
